In the Carbon Disclosure Project, Swire Properties showed that their accumulated electricity saving (since 2002) was an estimated 15,000 MWh in 2007, which equates to a total reduction of 11,902 tonnes of CO2e emission.
Swire Properties' ongoing energy-efficiency programme achieved an estimated energy saving of 3,383 MWh in 2007, which equates to a total reduction of 2,712 tonnes of CO2e emission.
The further reduction in emission in 2007 comprised:
• Chiller plant improvement (1,629 tonnes)
• Lighting modification and improvement (307 tonnes)
• Air-conditioning airside improvement (289 tonnes)
• Fresh air control (174 tonnes)
• Improvements in building envelope and lift modernisation (313 tonnes)

Climate Change Strategy Details
Swire Properties combats climate change through their "Best in Class" Benchmarking Exercises:

Benchmarking of "Best Practices" – Commercial Buildings
- In 2007, Swire Properties took the lead in initiating the "Best in Class" exercise to benchmark and share best practices with nine other leading property development and management companies in Hong Kong, Singapore and the UK.
- The objectives were to understand the best applicable practices adopted by industry leaders and what could be done to enhance their own performance.
- The exercise involved evaluation of over 100 practices on: (A) sustainability in energy efficiency, (B) reduction in energy consumption; (C) continued improvements in operational efficiencies for HVAC.
- Results from this benchmarking exercise serve as a guideline to all participants in their efforts to improve the energy efficiency of their buildings.

Benchmarking of Energy Intensity
- The energy intensity of most of Swire Properties' commercial buildings is within the top 10th percentile, i.e., among the most energy efficient of their kind in Hong Kong.

Benchmarking of BEAM
- Most of their buildings have been assessed under BEAM (Building Environmental Assessment Method) and achieved highest rating for their environmental performance. Performance on energy efficiency is one of the key assessment criteria under BEAM.

Improved energy efficiency in their portfolio buildings
- About 90% of their buildings are operating with water-cooled air-conditioning systems. A conversion of water-cooled air-conditioning was carried out at Island Place Tower in 2007, which equates to electricity saving of 1,500 MWh per year and a reduction of 1,254 tonnes of CO2e emission.
- By installing Variable Speed Drivers for Air Handling Units, over 450 MWh of energy is saved each year, equating to a reduction of about 260 tonnes of CO2e emission.

Installed automatic waste recycling compactor
- This has increased the recycled amount of cardboard paper and plastics by over 20% and 180% respectively. The compactor reduced transportation frequency and thereby reducing CO2 emission
